Since the mid-1990s, clean properties have become increasingly difficult to locate and develop in desirable urban and suburban areas. As a result, redevelopment of Brownfield properties has emerged as environmentalists pressure developers and government officials to target urban centers for redevelopment, reducing sprawl. Abandoned industrial and manufacturing facilities are continually being converted to mixed-use residential/retail or commercial office complexes. Two projects located locally in New Jersey, USA have paved the way for other developers in the state and have established environmental regulations effecting standard mitigation procedures of other related projects. The Jersey Gardens Mall in Elizabeth, NJ was built on a Brownfield site and on the former Elizabeth town landfill. Edgeboro assisted the owners with many environmental controls, listed below. The Bayonne Golf Club, located in Bayonne, NJ was another project that was a former industrial site and landfill. In conjunction with an amended dredge material cap, Edgeboro played a crucial role in the environmental controls for the property by containing and collecting the sites leachate and methane gas for the entire project.
